The following list is from an investment perspective.? It doesn?t include other ways individuals make money by? performing real estate services such as brokerage, legal services, insurance brokerage, mortgage lending, consulting, appraisal, architectural, or engineering services.
21 Proven Ways To Make Money In Real Estate Investing
1) Wholesaling ? Buy at a discount from market and sell at a higher price.? The sale can be an immediate one (a flip), or it can be made shortly after you purchase.? This includes putting an? underpriced property under contract and assigning the contract to another buyer for a profit.
Many investors do this.? You are looking for a real estate bargain here.? The bargain might come? from a foreclosure situation, an estate sale, an underpriced property, a HUD auction, a? bankruptcy,? an IRS sale, or a tax scavenger sale, to name a few possibilities.

9) Wrap Around Mortgage ? Buy at a certain price with seller or assumable bank financing, and sell at the same price, but with a higher interest rate.? You make money on the interest difference.? This can be referred to as a wrap-around mortgage, or an all-inclusive deed or trust.
10)? Tax Deeds & Notes ? Buy delinquent property taxes.? Depending on the area and the laws of that jurisdiction, you can earn interest rates well above the norm, and have the opportunity to foreclose.

JERUSALEM (AP) ? The U.S. and Britain on Sunday urged Israel not to attack Iran's nuclear program as the White House's national security adviser arrived in the region, reflecting growing international jitters that the Israelis are poised to strike.
In their warnings, both the chairman of the U.S. joint chiefs of staff, Gen. Martin Dempsey, and British Foreign Secretary William Hague said an Israeli attack on Iran would have grave consequences for the entire region and urged Israel to give international sanctions against Tehran more time to work. Dempsey said an Israeli attack is "not prudent," and Hague said it would not be "a wise thing." It was not known whether their messages were coordinated.
Both Israel and the West believe Iran is trying to develop a nuclear bomb ? a charge Tehran denies. But differences have emerged in how to respond to the perceived threat.
The U.S. and the European Union have both imposed harsh new sanctions targeting Iran's oil sector, the lifeline of the Iranian economy. With the sanctions just beginning to bite, they have expressed optimism that Iran can be persuaded to curb its nuclear ambitions.
On Sunday, Iran's Oil Ministry said it has halted oil shipments to Britain and France in an apparent pre-emptive blow against the European Union. The semiofficial Mehr news agency said the National Iranian Oil Company has sent letters to some European refineries with an ultimatum to either sign long-term contracts of two to five years or be cut off. The 27-nation EU accounts for about 18 percent of Iran's oil exports.
Israel has welcomed the sanctions. But it has pointedly refused to rule out military action and in recent weeks sent signals that its patience is running thin.
Israel believes a nuclear-armed Iran would be a threat to its very existence, citing Iran's support for Arab militant groups, its sophisticated arsenal of missiles capable of reaching Israel and its leaders' calls for the destruction of the Jewish state.
Last week, Israel accused Iran of being behind a string of attempted attacks on Israeli diplomats in India, Georgia and Thailand.
There is precedent for Israeli action. In 1981, the Israeli air force destroyed an unfinished Iraqi nuclear reactor. And in 2007, Israeli warplanes are believed to have destroyed a target that foreign experts think was an unfinished nuclear reactor in Syria.
Experts, however, have questioned how much an Israeli operation would accomplish. With Iran's nuclear installations scattered and buried deep underground, it is believed that an Iranian strike would set back, but not destroy, Iran's nuclear program.
There are also concerns Iran could fire missiles at Israel, get its local proxies Hezbollah and Hamas to launch rockets into the Jewish state, and cause global oil prices to spike by striking targets in the Gulf.
In an interview broadcast on CNN Sunday, Dempsey said Israel has the capability to strike Iran and delay the Iranians "probably for a couple of years. But some of the targets are probably beyond their reach."
He expressed concern that an Israeli attack could spark reprisals against U.S. targets in the Gulf or Afghanistan, where American forces are based.
"That's the question with which we all wrestle. And the reason that we think that it's not prudent at this point to decide to attack Iran," Dempsey said.
Describing Iran as a "rational actor," Dempsey said he believed that the international sanctions on Iran are beginning to have an effect. "For that reason, I think, that we think the current path we're on is the most prudent path at this point."
The arrival of White House National Security Adviser Tom Donilon was the latest in a series of high-level meetings between Israel and the U.S. Last month, Dempsey visited Israel, and next month, Prime Minister Benjamin Netanyahu is expected to visit the White House.
Donilon was set to meet with Netanyahu late Sunday, and with Israeli Defense Minister Ehud Barak on Monday before leaving.
Asked whether he believed Israel could be deterred from striking, Dempsey said: "I'm confident that they understand our concerns, that a strike at this time would be destabilizing and wouldn't achieve their long-term objectives. But, I mean, I also understand that Israel has national interests that are unique to them."
Hague delivered a similar message in Britain. Speaking to the BBC, he said Britain was focused on pressuring Iran through diplomatic means.
"I don't think a wise thing at this moment is for Israel to launch a military attack on Iran," he said. "I think Israel like everyone else in the world should be giving a real chance to the approach we have adopted on very serious economic sanctions and economic pressure and the readiness to negotiate with Iran."
In a sign that the diplomatic pressure might be working, Iran's foreign minister said Sunday that a new round of talks with six world powers on the nuclear program will be held in Istanbul, Turkey. Ali Akbar Salehi didn't give any timing for the talks.
The last round of talks between Iran and the five permanent members of the U.N. Security Council plus Germany were held in Istanbul in January 2011 but ended in failure.

As an adoption medicine specialist for more than 20 years, I have read and agonized over the social histories of thousands of children adopted domestically and internationally. These stories are fragments and secrets of a rich fabric of dysfunctional family life from all corners of the world in 196 countries, whether rich or poor, large or small. Most of the time, I have only been given a sliver of what is likely a complex and worthy life of a very young birth mother who may not have ever menstruated or a woman raped and beaten, birthing a precious life all the same.
I am always wondering and yearning to learn more. Sometimes I get the whole story and this is what I want to share today: a very complete story which starts with a very young mother and ends with the adoption of an infant who knew all the players and who will be, in so many ways, defined by the constellation of loving characters in this dramatic narrative.
Even though the vast majority of orphans are relinquished and not abandoned, we have little information about the roots of a child's life. The birth family is ashamed of the pregnancy and makes the decision to relinquish or abandon. There is no invitation from the community to be open and safe and secure. For those poor women who hide their pregnancy and birth, there is danger and desperation. Choosing not to parent one's own child is something that can stalk a mother for the rest of her life. Loss and emptiness from this start of life are rarely managed with gentleness and outreach. Social workers and counselors are not part of this dark moment in the majority of births in extremely poor countries. The birth mother, the new baby and the parents who adopt grieve when there are secrets. There is rarely permission given for contemplation, resolution and healing.
Recently, I received exciting news from a family adopting from Taiwan who I have been working with for about a year. The papers were complete and the child was cleared for adoption. The family had been in Taiwan for three weeks and now they were ready to come home. The baby was referred to the family living in New York about six months ago. This sweet little girl was born to a teenage mother who was 14 during the pregnancy and was 15-year-old at the time of the birth.
The child was placed in an orphanage at birth after the grandparents and unmarried adolescent parent examined the challenges and made the decision not to parent this child, but rather to "make an adoption plan." The child has since been in two foster placements and by the end of the week, she will be living in a permanent home in a transracial family with an older male sibling. During the six months of this child's life, the birth family has been very invested in the child's safety and security; they have visited the child and the child clearly knows this family's faces, their voices, their smell, their style of communication, and their sadness and commitment to her well-being.
The adoptive family spent three weeks living in a foreign city learning about their new little girl. She will be named with her Taiwanese name in addition to an American name that reflects family tradition. They visited with her in their hotel and played with her and fed her and had her overnight. Her six-year-old brother adores her and has become a key focus of the baby's life. This brother is playful and somehow intuitively knows how to charm his baby sister who is a bit reserved and anxious about all the newness around her. New adults of another race are especially suspect after a birth family, orphanage, and two foster care placements. A playful brother who has no expectations is a welcome moment for the baby.
The adoptive family met the foster family and was very assured that their daughter had been cherished. The foster family is an urban family with two parents in their early 40s and their two daughters who attend local schools. This family has had other foster kids over the past 15 years and they are well-trained in the adoption/foster care network of their city.
And the adoptive family has spent time with the birth family. They have had their unofficial "giving and receiving" ceremony. The youngest daughter and aunt, is 12 and the birth mother is now 15. The visit was quiet and thoughtful; the birth mother has held her baby and she has said her goodbyes. There have been photos taken of the grandparents with their daughters and their grandbaby. It was all open and shared and still mysterious because of the language barrier and cultural puzzles.
And I have seen the photos and they tell a story that is inexplicable and important. When I get up in the morning, I look at the photos and agonize over their meaning. They tell the story of what could be if we could change attitudes about unplanned pregnancies and invest in social work and communities... if we could stop laying blame and keep our eyes on the prize which is about permanency.
This little girl can look at the photos and ask questions someday. There will be memories that can be shared with her and there can be satisfaction in knowing that everyone was able to have some closure to a very challenging and impossible moment in life. There was a process and there was support for the families involved. The baby can grow up and even consider going back to learn more about her roots... and meet her foster mother and her birth family.
And the 15-year-old birth mother, who is a good student, will finish high school and has plans to go to college. She is resolved and on her way to healing from a deep loss.
The baby girl is home in New York, eating well, recovered from jet lag, and adapting to her new life.
She was a little cranky and hard-pressed to give up her night bottle and because she slept with her foster mother, she is sleeping with her new "mama." She is giggly and excited at the end of a day when her daddy comes home from work and her brother comes home from kindergarten.
In the vast majority of adoptions, there are stories with only tiny tidbits of a secret life that existed and no social workers to help mothers consider their options. Adoption occurs and there is a new permanent life for the abandoned or relinquished baby, but the cycle of poverty has not been broken for the birth mother who is uneducated and homeless and living in the streets, perhaps... or worse.
I was fortunate enough to be able to visit with the family to see how the little one was faring. We met in the street as I was approaching their home and we stepped into a local caf? to pick up my hot chocolate and mom's coffee. The baby was in a sling with a hooded sweater covering her sleepy head. Mom pushed the hood back and there she was... a relaxed and secure Asian face, no stress or vigilance apparent. She was snuggling with her "mama" and people in the neighborhood were engaging with her in the shop. The cashier spoke to her in Mandarin and she lit up. It was plain to see that she understood those tones and was happy to hear them. It was a memory sparked and a safe moment. An adoring adult friend threatened to "eat her up." That is so New York... and then we went home and watched her play and enjoy old plastic hair rollers and a salad spinner. Nothing fancy needed at this age. She is curious and sitting up, proud of her achievement to look out at a new level. She is noticeably unperturbed and comfortable; loved and clearly fitting into her new home and family. And her parents were very happy... deliriously appreciative of her presence in their lives.

NEW YORK (AP) ? The Dow edged teasingly close to the 13,000 marker on Friday, a milestone it hasn't reached since before the financial crisis brought the U.S. economy to its knees.
The Dow Jones industrial average rose 45.79 points, or 0.4 percent, to close at 12,949.87, its highest close for the year so far. That followed a 123-point surge the day before, when it also set a closing record for 2012.
The rest of the market struggled for direction on what turned out to be a quiet news day as traders prepared for the long Presidents' Day weekend. The Standard & Poor's 500 rose 3.19 points, or 0.2 percent, to 1,361.23, also setting a record close for 2012. The Nasdaq composite, after surging Thursday, fell 8.07 points, or 0.3 percent, to 2,951.78. Greek debt talks idled and a key economic indicator, U.S. consumer prices, came in at about what analysts were expecting.
The Dow hasn't closed above 13,000 since May 19, 2008, a time when the Bush administration was still in charge, Lehman Brothers and Merrill Lynch still existed, and unemployment was just 5.4 percent, compared to the current 8.3 percent.
Though 13,000 in some ways would be just a number on a board, with no direct bearing on the fundamentals of the economy, its psychological effect could still be important. People and businesses tend to spend based on how they feel about the economy, and big round numbers can affect feelings just as much as money in the wallet.
"It's not an insignificant psychological barrier," said Marc Scudillo, managing officer at EisnerAmper in New Jersey. "People still need to have that vote of confidence that investing in U.S. companies is still the right direction to go long-term."
On the other hand, popping up to 13,000 could also have a contradictory effect on the Dow. It would almost certainly trigger requirements in some investment firms to sell off some of their stocks, which could briefly push the index back down.
By some accounts, the market is stalling out under the weight of conflicting headlines about the U.S. economy and about Greece, which is trying to secure rescue loans from other European countries so it won't default on debt due next month.
Though recent news about jobless claims and housing starts have been incrementally better, they're still far below where they need to be for a full recovery. Greece and its lenders no sooner hammer out one portion of a debt deal before they find something else to disagree on. In the 33 trading days of 2012 to date, the Dow has risen on 19 and fallen on 14.
"Today is just waiting to see what's next," said Sanjeev Bhojraj, an accounting professor at Cornell's Johnson business school. "You don't know which way to go ? you're hoping the news will help you figure it out."
For the most part, the market has moved higher this year, despite worries that the rally is being driven just by emotion rather than economic fundamentals. The Dow is up 6 percent in the first seven weeks of this year. In all of 2011, it rose 5.5 percent.
Some of that could be an early-year pop. Last year, all three major indexes rose in the first quarter before giving up at least some of those gains by year's end.
The yield on the benchmark 10-year Treasury note rose to 2.01 percent from 1.99 percent late Thursday. That's a sign that investors are moving money out of safe-haven government bonds and into riskier investments like stocks.
Major European indexes rose, including a 5 percent surge in Greece's ATHEX. The euro rose slightly to $1.32, indicating confidence in Europe.
There were some encouraging signs that Greece could secure its bailout deal next week. The finance ministers of the euro zone countries are meeting Monday to finalize the terms. A spokesman for German Chancellor Angela Merkel said that she as well as the leaders of Greece and Italy are "optimistic" that a deal can be reached.
Among stocks making big moves:
? Campbell Soup rose 3 percent after beat analysts' expectations for quarterly earnings. The company is in the midst of a turnaround plan that includes adding more expensive, higher-quality soups and broadening offerings in its snack, beverage and other categories
? H.J. Heinz rose 5 percent after beating expectations for quarterly earnings and revenue. The ketchup maker was helped by a big sales increase in emerging markets like China, Russia and Latin America.
? Madison Square Garden jumped in afternoon trading after reports circulated that it had reached an agreement with Time Warner Cable to let Time Warner customers view MSG sports programming. That ends a blackout that infuriated customers anxious to watch New York Knicks point guard Jeremy Lin. Madison Square Garden was flat for most of the day before rising to close up 3 percent.
? Gilead Sciences plunged 14 percent after the drugmaker said a promising hepatitis C treatment it recently acquired may have to be used with other drugs in patients with the disease. The company said some patients in a small part of a mid-stage study relapsed within a month of completing the treatment.
